ABOUT SCHNEIDER CONSTRUCTION & REALTY

Builder. Broker. One Strategy.

Schneider Construction & Realty is led by a Florida licensed residential contractor and licensed real estate broker, offering construction and real estate services under one roof.

That matters — because most problems in real estate happen between the builder and the agent.

Missed details. Bad assumptions. Conflicting incentives. Everyone pointing fingers.

We eliminate that disconnect by approaching every project with a construction-first and market-aware strategy from day one.

A Smarter Way to Build, Buy, and Sell

Our role is simple:
Be your single point of accountability for construction and real estate decisions.

Whether you are:

  • Building a new home

  • Developing a tiny home or ADU

  • Investing in residential property

  • Preparing a property for resale

Decisions are evaluated for cost, code, zoning, feasibility, and resale value before money is spent — not after problems surface.

That’s not how most firms operate. It’s how we do.

Local Experience That Actually Matters

We are based in Gulf Breeze, Florida and actively work throughout Pensacola, Pace, Milton, and Santa Rosa County.

Our team completed the first two-story tiny home cottage in Santa Rosa County on our own property — navigating local zoning, permitting, inspections, and real-world construction challenges firsthand.

That experience wasn’t theoretical. It was earned.
And it directly informs how we guide our clients.

Built on Real Projects — Not Sales Talk

Schneider Construction & Realty was formed to apply lessons learned in the field — not generic marketing promises — to help clients avoid costly mistakes and move forward with clarity.

If you want straight answers, realistic expectations, and a plan that makes sense on paper and on site, you’re in the right place.

If you’re looking for hand-holding, guesswork, or the lowest bid with no accountability, we’re probably not a fit — and that’s intentional.

Leadership & Expertise

Eric Schneider

Florida Certified Residential Contractor & Licensed Real Estate Broker

Schneider Construction & Realty is led by Eric Schneider, a Florida Certified Residential Contractor (CRC) and licensed Real Estate Broker, providing direct oversight of every construction and real estate decision.

This dual licensure is intentional. It ensures projects are evaluated through both a construction and market lens — reducing risk, eliminating disconnects, and creating clear accountability from planning through execution.

Experience That Transfers to Real Results

Eric spent the first 15 years of his career in sports medicine and healthcare, where precision, problem-solving, and a client-first mindset were non-negotiable. That background shaped a practical, detail-driven approach that carried naturally into real estate more than a decade ago.

Today, that same mindset drives how projects are evaluated:

  • Identify problems early

  • Make informed decisions

  • Avoid unnecessary risk

  • Protect the client’s investment

No guesswork. No sales pressure.

Built, Not Just Talked About

Eric designed and built Santa Rosa County’s first two-story tiny home on his own property — a project that required navigating zoning, permitting, inspections, and real-world construction challenges firsthand. That home became known as the “Monica Plan,” named after his perpetually patient wife.

This wasn’t a marketing exercise.
It was a real build with real constraints — and the lessons learned directly inform how clients are advised today.

Licensed, Accountable, and Directly Involved

In February 2024, Eric obtained his Florida Certified Residential Contractor license to further align construction execution with real estate strategy. He continues to maintain his Florida Real Estate Broker license, ensuring every project benefits from unified oversight.

There is no handoff.
No ambiguity about responsibility.
No layers between you and the person making decisions.

 Tiny Homes & ADU’s

Small Footprint. Real Homes. Built the Right Way.

Not all “tiny homes” are created equal.

Many are RVs.
Some are park models.
Others look good online but fall apart under zoning, permitting, or appraisal scrutiny.

We design and build permanent, code-compliant tiny homes, cottages, and ADUs intended to function as real houses — not workarounds.

What We Build (And What We Don’t)

We build:

  • Permanent tiny homes and cottages

  • Accessory Dwelling Units (ADUs)

  • Infill homes on small or constrained lots

  • Secondary residences for family or rental use

We do not build:

  • RVs or homes on wheels

  • Temporary structures

  • Anything designed to avoid building codes

If it can’t be permitted, inspected, and defended as real housing, it’s not something we recommend or build.

Designed for Code, Value, and Livability

Every tiny home or ADU project is evaluated for:

  • Local zoning and setbacks

  • Foundation requirements (slab or off-grade)

  • Utility connections

  • Flood zones and elevation

  • Appraisal and resale considerations

Because we operate as both a licensed residential contractor and a licensed real estate broker, layouts and finishes are selected with long-term usability and market value in mind — not just aesthetics.

Typical Uses for Tiny Homes & ADUs

Our clients use these homes for:

  • Primary residences with a smaller footprint

  • Guest houses or family housing

  • Long-term or short-term rentals (where permitted)

  • Infill development opportunities

  • Downsizing without sacrificing quality

The right use depends heavily on zoning, location, and market conditions — which we evaluate before construction begins.

Real Experience — Not Theory

We completed Santa Rosa County’s first two-story tiny home on our own property, navigating zoning, permitting, inspections, and real-world construction challenges firsthand.

That experience directly informs how we advise clients today — what works, what doesn’t, and what needs to be addressed early.

Why the Builder–Broker Model Matters Here

Tiny homes and ADUs live at the intersection of:

  • Construction feasibility

  • Zoning restrictions

  • Financing and appraisal

  • Market acceptance

Handling only one side of that equation increases risk.

Our builder–broker approach ensures these projects are evaluated holistically — before money is spent and before assumptions become problems.

Is a Tiny Home or ADU Right for You?

These projects are a good fit if you:

  • Want a permanent, legal structure

  • Care about resale and long-term value

  • Prefer clarity over shortcuts

  • Understand that good planning reduces risk

If you’re looking for the cheapest or fastest workaround, this likely isn’t the right path — and we’ll tell you that upfront.

Next Steps

If you’re considering a tiny home or ADU, the right first step is a conversation focused on feasibility, zoning, and outcomes, not hype.

From there, we determine whether the project makes sense and how to move forward.

Cottage Homes

Enjoy the comfort and finish level of a custom-built home — without the excess footprint.

Our cottage homes are permanent, code-compliant residences, thoughtfully designed for efficiency, durability, and long-term value. These are not RVs and not homes on wheels. They are built to meet local building codes and intended to function as real houses.

Standard Features

Every cottage home we build includes the following as standard — not upgrades:

  • Code-compliant framing designed and built to local building requirements

  • Permanent construction on slab or off-grade foundation

  • Vinyl windows selected for durability and efficiency

  • Mini-split HVAC systems for efficient climate control

  • Upgraded interior paint finishes

  • Smart home technology available based on client preference

Built Small — Designed Smart

Cottage homes are ideal for:

  • Primary residences

  • Guest houses

  • Infill lots

  • Rental or investment properties

  • Clients seeking a smaller footprint without sacrificing quality

Because we evaluate these homes through both a construction and real estate lens, layouts and finishes are selected with livability, code compliance, and resale value in mind.

Our Approach

Construction First. Market Aware. No Guesswork.

Most real estate and construction problems don’t come from bad intentions — they come from bad assumptions.

Assumptions about cost.
Assumptions about zoning.
Assumptions about resale value.
Assumptions about what “should work.”

Our approach is designed to remove those assumptions before they become expensive mistakes.

One Strategy, One Point of Accountability

Schneider Construction & Realty operates as both a Florida licensed residential contractor and a licensed real estate broker. That dual role isn’t a marketing angle — it’s a risk-control strategy.

Every project decision is evaluated through two lenses:

  • Can it be built efficiently, legally, and correctly?

  • Does it make sense financially and in the local market?

When those answers don’t align, the plan changes early — not after money is spent.

Decisions Before Dollars

We prioritize:

  • Feasibility before design

  • Code and zoning clarity before construction

  • Cost control before scope creep

  • Market reality before emotional decisions

This approach protects clients from overbuilding, underestimating costs, or committing to projects that don’t pencil out.

Local Knowledge, Applied Practically

Operating throughout Gulf Breeze, Pensacola, Pace, Milton, and Santa Rosa County, we regularly account for:

  • Local zoning and setbacks

  • Flood zones and elevation requirements

  • CRA guidelines and infill considerations

  • Permitting and inspection processes

Local knowledge only matters if it’s actually applied. Ours is built into how decisions are made.

Who This Approach Works For

This approach is best suited for clients who:

  • Want straight answers, not sales pressure

  • Value planning over reaction

  • Care about long-term value and resale

  • Prefer fewer decision-makers, not more

If you’re looking for the lowest bid with no accountability, this won’t be the right fit.
If you want a clear plan that holds up on paper and on site, it usually is.

Next Steps

If you’re considering building, investing, buying, or selling — the right move is starting with a conversation focused on strategy, not hype.

 The Builder–Broker Advantage

Why Hiring Two Separate Professionals Often Costs More

Most construction and real estate projects fail in the gap between the builder and the agent.

One is focused on construction.
The other is focused on the transaction.
Neither is fully accountable for the outcome.

That disconnect leads to:

  • Poor cost assumptions

  • Missed zoning or permitting issues

  • Overbuilding for the market

  • Finger-pointing when things go sideways

The client absorbs the risk.

One License Is Rare. Two Is the Advantage.

Schneider Construction & Realty operates as both a Florida licensed residential contractor and a licensed real estate broker.

That means every project decision is evaluated through both lenses at the same time:

  • Can it be built efficiently, legally, and correctly?

  • Does it make sense financially and in the local market?

If the answer isn’t yes to both, the plan changes early — not after money is spent.

What This Changes in the Real World

When construction and brokerage are aligned from the start:

  • Projects are scoped realistically

  • Costs are controlled before construction begins

  • Zoning and feasibility issues are identified early

  • Homes are designed with resale and appraisal in mind

  • There is no handoff between professionals

One strategy. One point of accountability.

Built for Clients Who Care About Outcomes

The Builder–Broker Advantage is ideal for:

  • New construction clients

  • Infill and spec home projects

  • Tiny homes and ADUs

  • Investors and developers

  • Sellers preparing properties for market

If you want straight answers, realistic expectations, and decisions that hold up on paper and on site, this approach works.

If you’re shopping for the lowest bid with no accountability, it won’t.

Why This Is Different From “Referral Partnerships”

Some builders “work with” agents.
Some agents “know a builder.”

That’s not the same thing.

This model eliminates competing incentives and replaces them with direct responsibility. There is no blame-shifting — because there is nowhere to shift it.

The Bottom Line

The Builder–Broker Advantage isn’t about convenience.
It’s about risk reduction, clarity, and smarter decisions.

Fewer people involved.
Better information.
Stronger outcomes.

Ready to Talk Strategy?

If you’re considering building, investing, buying, or selling — the right first step is a conversation focused on feasibility and outcomes, not hype.

Frequently Asked Questions

Can a builder also represent me as a real estate broker in Florida?

Yes. Florida allows licensed professionals to hold both a Certified Residential Contractor license and a Real Estate Broker license. At Schneider Construction & Realty, this dual licensure is the foundation of our builder–broker approach and allows for unified oversight of construction and real estate decisions.

Why does the builder–broker model matter?

Most problems occur between the builder and the agent. Different incentives, assumptions, and handoffs create risk. Combining both roles under one roof eliminates that gap and creates a single point of accountability.

Do you build tiny homes or ADUs?

Yes. We build permanent, code-compliant tiny homes, cottages, and ADUs — not RVs or homes on wheels. These structures are designed to meet local building codes and zoning requirements and are evaluated for livability and resale value.

Do tiny homes appraise?

They can — when they are properly designed, permitted, and constructed as permanent residences. Appraisal depends on location, zoning, comparables, and construction quality. We evaluate these factors before construction begins.

Where do you build?

We primarily serve Gulf Breeze, Pensacola, Pace, Milton, and Santa Rosa County, working within local zoning, flood zones, CRA guidelines, and permitting requirements.

Can you help determine whether I should build or buy?

Yes. One of the advantages of working with a builder–broker is evaluating cost to build versus market value before committing to either path. Sometimes building makes sense. Sometimes buying does. We walk through both options honestly.

Do you work with investors?

Yes. We regularly assist investors with feasibility analysis, construction planning, and exit strategy considerations for infill, spec, and rental-focused projects.

What types of projects are a good fit?

Our approach works best for clients who:

  • Want clear answers and realistic expectations

  • Care about long-term value and resale

  • Prefer fewer decision-makers, not more

  • Understand that good planning reduces risk

Do you offer free estimates?

We offer initial consultations focused on feasibility and strategy. Detailed estimates and construction planning are provided once scope, zoning, and project viability are clearly defined.

Are you the right fit for every project?

No — and that’s intentional.
If you are shopping for the lowest bid or want decisions made without accountability, we are likely not the right fit. If you want a clear plan that holds up on paper and on site, we are who you are wanting to partner with..

How do I get started?

The best first step is a conversation focused on goals, feasibility, and constraints — not sales pressure. From there, we determine whether the project makes sense and how to move forward.

We are happy to report our second very professional and very pleasant experience with Eric and his crew.

After damage from Hurricane Sally, we hired some unlicensed and unethical contractors to make repairs and some improvements while they were working. After several months and six figures, they had destroyed more than they improved.

We hired Eric last year to start to repair the most urgent areas in and around our kitchen. In just a few weeks, they had ripped out and repaired the incompetent work by the previous contractors, as well as improving the entire area. Since we were relying on insurance money that was dribbling in, we had to wait to do other areas of the house.

This year we were able to finish the rest of our first floor. We immediately contacted Eric about his availability. Just a few weeks later, our entire main living area is finished, including some unique woodwork designed and created for us.

We can't recommend Eric enough! Not only is he a very capable and ethical contractor, but he is also a realtor, so he has an excellent eye for improving the value of your home. His crew is professional and respectful of the fact that they are working in your home.

"The best realtor ever. He put up with us looking at houses for two years without complaint. When we found the house for us, he made the process easy and simple. He lined up all inspections and other needs with great resources. I highly recommend Eric for all of your housing needs."

Top of the top Realtor! We are fortunate to have had Eric as our realtor. Being out of state we were looking to purchase a lot to build our home. We found Eric to be professional, experienced & up to date on the market & communities we were interested in. He provided exceptional & personable service. Eric was responsive to our inquiries making us comfortable throughout the process. We can't thank him enough for all he has done. Yes, we highly recommend Eric for your real estate needs.

Eric was professional, responsive, and very good at explaining all the stuff that I didn't understand. He was excellent at coordinating and making things happen when problems arose. I will absolutely call him for any future real estate needs I have and will continue to recommend him to everyone who's looking for an awesome real estate agent. Thanks again!

Brittney L.

Eric was great! He helped us look for a home from thousands of miles away! He gave his honest opinion and made the showing/buying process easy! In the end, we ended up picking a house that he recommended we look at! We absolutely love our new home and are very thankful to Eric Schneider for finding this gem!

Nikki L.

Eric is truly wonderful! He is knowledgeable and told us exactly what to do to get our home ready for showings. He made the listing/selling process as painless as possible. He took great care of us the whole way through. We ended up closing on an offer above asking price! I recommend Eric to everyone!

Will L.

Eric was knowledgeable, invested and dedicated in the pursuit of the right buyers for our home. At the start, he gave me a list of things I should take care of for a quick sale and his estimate of the improved value. We fixed everything as he suggested and got our money back and then some- ended up selling a little higher than even he had estimated. Great guy and would gladly use him again for any real estate sales on the Gulf Coast!

Jakob G.

Super awesome guys, the entire idea behind what they are doing is great! Highly recommended!
